Gharounda Realty is a residential property advisory and a real estate agent registered with MahaRERA under number A011332601025 (held in the name of Prakash Singh). Every project shown on this website is built and sold by an independent developer.
We did not build these homes and we do not own them. We help you find, compare and negotiate them. The information we publish about a project comes from that project's developer, from their brochures and sales teams, and from public records including the MahaRERA portal. We publish it in good faith, but we are not its author and we cannot warrant it.
Where our own listing and the developer's own documents differ, the developer's documents prevail, and the registered agreement for sale prevails over everything.
This website is for general information. Nothing on it constitutes an offer, an invitation to offer, a commitment, or a solicitation to buy or sell, and nothing on it forms part of any contract.
No booking, allotment or reservation arises from viewing a page or sending an enquiry. A binding transaction comes into existence only through a written agreement executed with the promoter, registered as the law requires.
Prices move, and they move often. Every price on this website — whether shown as a starting price, an all‑inclusive figure, a range or a per‑unit cost — is indicative, subject to change without notice, and subject to availability. Prices are frequently revised by developers between launch and possession.

The only price that binds anyone is the one written into a cost sheet or agreement issued by the developer in your name.
Carpet areas shown here are as stated by the developer and are approximate and subject to change until the final measurement recorded in your registered agreement. Under the Real Estate (Regulation and Development) Act, 2016, "carpet area" has a specific statutory meaning, and figures described loosely as built‑up, super built‑up or saleable area are not carpet area and are not comparable with it.
Configurations, unit counts, floor counts, wing names, flats per floor, parking arrangements, balcony provision and vastu orientation are all as informed to us and can change during construction. Amenities listed for a project are as proposed by the developer; some may be provided in later phases, and some may not be provided at all.
Possession dates shown here are the developer's expected dates, not promises made by us. Construction timelines in this market commonly shift for reasons ranging from approvals to labour and material supply.
The date that matters legally is the possession date recorded in your agreement for sale and in the project's MahaRERA registration. Please verify it there before you commit, and rely on that, not on a status label on our listing.
Photographs, renders, elevations, floor plans, layout drawings, walkthroughs and location maps published here are indicative and for representation only. They may be artists' impressions, computer‑generated images or stock photographs, may be digitally enhanced, and may not have been photographed at the site.
Furniture, fittings, appliances, landscaping and decor shown in any image are for illustration and do not form part of what is sold unless the agreement expressly says so. Colours, finishes, tiles, shades and materials may differ in the constructed apartment.
Floor plans are not to scale unless stated. Distances to stations, schools, hospitals, highways and other landmarks are approximate, are given for orientation, and should be checked independently.
Where a project's MahaRERA registration number is shown on this website, it is reproduced as recorded by the developer. Where a project shows no number, that does not by itself imply anything about its registration status.
Please verify every project independently on the official MahaRERA portal at maharera.maharashtra.gov.in — its registration, its approved plans, its sanctioned layout, its promoter, its litigation, and its committed possession date. That portal, and not this website, is the authoritative source.
Our own agent registration number appears at the top of this page and in our listings, as MahaRERA requires of registered agents.
The EMI calculator on our property pages is an illustration only. It uses the figures you type in, assumes a constant interest rate over the full tenure, and does not account for processing fees, insurance, moratoriums, prepayments, floating‑rate changes or a lender's own method of calculation. Your actual EMI will be set by your lender.

They are not a guarantee that any particular price, discount or outcome will be available on any particular project on any particular day, because those are the developer's to give, not ours.
What we do commit to is straightforward: we will tell you what we actually know about a project, including what is wrong with it.
Builder names, project names, logos, brochures and imagery belong to their respective owners and appear here for identification and information. Their presence does not imply any partnership, sponsorship or endorsement beyond our engagement as an agent for the relevant project.
